12 Painting exterior window frames and sashes LL must paint at least once every 5 years, unless “window frames and sashes [are] of approved atmospheric corrosion resistant metal.” 27-2014(a).      
13 Painting fire escape with two coats of paint of contrasting colors “Whenever a fire escape becomes corroded, the owner shall scrape and remove the corrosion products and repaint it with two coats of paint of contrasting colors.” 27-2014(b).      
14 Courts and shafts     LL must “whitewash the walls enclosing all courts and shafts not made of light-colored brick or stone or shall paint such walls a light color, and shall maintain them in a clean condition.” 27-2015(a).

16 Remove asthma triggers LL can’t ask T to waive requirements. 27-2017.12.   For new tenants, LL must:

- “remediate all visible mold and pest infestations, and any underlying defects in such dwelling unit, and thoroughly clean and vacuum all carpeting and furniture provided by such owner to incoming occupants” 27–2017.5(a).

- Certify compliance in writing to the incoming tenant. 27–2017.5(b).

- LL can’t ask T to waive requirements. 27-2017.12
 
17 Bedbugs "For housing accommodations subject to this code," LL must give new tenant notice of bedbug infestation history. 27-2018.1(a).   - Annually, LL must report bedbug infestations in electronic form. 27-2018.2.

- LL must maintain minimum temperature from October 1 through May 31: “(1) between the hours of six a. m. and ten p. m., a temperature of at least sixty-eight degrees Fahrenheit whenever the outside temperature falls below fifty-five degrees; and (2) between the hours of ten p. m. and six a. m., a temperature of at least sixty-two degrees Fahrenheit.” 27–2029.
- LL must provide. 27–2028.

- LL must maintain minimum temperature from October 1 through May 31: “(1) between the hours of six a. m. and ten p. m., a temperature of at least sixty-eight degrees Fahrenheit whenever the outside temperature falls below fifty-five degrees; and (2) between the hours of ten p. m. and six a. m., a temperature of at least sixty-two degrees Fahrenheit.” 27–2029.

23 Access to boiler room     LL must keep area “readily accessible to members of the department to make inspection . . . . In the event such area is kept under lock, a key shall be kept on the premises at all times with such person as the owner shall designate . . . . The owner shall post a notice in a form approved by the department naming such designated person and his or her location.” 27–2033.  
24 Electricity LL must “equip every dwelling for lighting by electricity,” and provide and maintain light fixtures for public parts. 27-2037.   - LL must keep lights on “in every fire stair and fire tower and in every stairway and public hall with no window opening on a street, court, yard, space above a setback or shaft supplying sufficient illumination to maintain the required illumination level during the daylight hours.” 27–2038(b). But LL can use photosensor lighting controls. 27-2038(c), (d).

- LL must “install and maintain one or more lights at or near the outside of the front entrance way of the building which shall in the aggregate provide not less than one hundred watts incandescent illumination or its equivalent for a building with a frontage up to twenty-two feet, and two hundred watts incandescent illumination or its equivalent or a building with a frontage in excess of twenty-two feet.” 27-2040(a). The light must be on from sunset to sunrise. Id.

- LL must also keep a similar light on in “every yard and court” from sunset to sunrise. 27-2040(b).
 
25 Self-closing doors     If 28-315.10 requires LL to have self-closing doors, then LL must maintain them. 27-2041.  
26 Peepholes LL must provide and maintain in door of each dwelling unit. 27-2041.      
27 If elevator     LL must install mirror “which enables persons to view its interior before entering the same.” 27-2042.  
28 Locks in entrance door     In class A multiple dwelling, door must have:

1. “a heavy duty latch set, and a heavy duty dead bolt operable by a key from the outside and a thumbturn from the inside.” 27–2043(a).

2. “a chain door guard so as to permit partial opening of the door.” 27–2043(b).
 
29 Window guards     Unless windows gives access to fire escape:

- LL must install “on each window of each dwelling unit in which a child ten years of age or under resides, and on the windows, if any, in the public areas of a multiple dwelling in which such a child resides.” 27–2043.1(a), (b).
- LL must also install if T makes written request. 27–2043.1(a).
 
30 Smoke detector     Owner of class A multiple dwelling which must install smoke detector pursuant to NYC Building Code § 907.2 or 1968 building code §§ 27-978, 27-979, 27-980, and 27-981 must:

- Install and replace smoke detector in each dwelling. 27-2045(a)(1).

- Post notice in building. 27-2045(a)(2).
